Before you buy land
What to check before you buy a lot.
A lot that looks perfect can be expensive to build on. These are the things worth finding out first:
- Zoning, setbacks and any county rules for the property
- Public sewer, or a septic system the soil can support
- Public water, or a well
- Driveway and road access
- Slope, drainage and any flood-prone areas
- How far electric and other utilities are from the building site
- Easements, covenants and HOA rules

Questions
Custom homes and land FAQ.
Do you handle the whole build, foundation to roof?
Yes. John Andrews has more than 40 years of experience in custom home building, from the foundation to the roof. Tell us about your plans and we will go over what your project involves.
Do I need to own land before I talk to you?
No. Some clients already own a lot and some are still looking. Tell us which one you are and we will start from there.
Can you help me evaluate a lot before I buy it?
Yes. Before you commit to a lot, it helps to know what the site will take to build on: access, water, septic or sewer, utilities, drainage and local zoning. Send us the address or area and we will walk through it with you.
What does a custom home cost?
It depends on size, design, finishes and the site itself, so we do not quote a number before we know the lot and the plan. After an initial conversation and a look at the site, you get a written scope and price.
Are you licensed to build homes?
Yes. John Andrews holds a Virginia Class A Contractor license (RBC, CBC) and a Virginia Master Plumbing license.
Do you offer financing?
We have referrals for several financing options. Ask when you request your estimate.
Which areas do you serve?
Fauquier County and Northern Virginia, including Warrenton, The Plains, Marshall, Bealeton, New Baltimore, Opal, Remington, Catlett, Midland, Broad Run, Delaplane and Upperville.
